Pump it Up-Tenant Rep.
Terry Grapenthin and Jay Cook represented Pump it Up in their industrial requirement off of I-80. Due to Terry and Jay's knowledge of the market and condition they were able to receive $125,000 in tenant improvements for their client. Pump it Up will be occupying in the first quarter of 2005 in their new 10,500 square feet of space in Orland Park.


161 Tower
Three renewals were brokered by Terry Grapenthin at 161 Tower Drive in Burr Ridge. Terry successfully renewed Dynamic Color for a 3 year deal in unit H, Merle B. Smith renewed for an additional 4 years in unit I, and Terry is currently in negotiations to renew the 20,000 square foot anchor tenant for an additional 5 years. Terry Grapenthin and Jay Cook continue to market the 3 units available in the 120,000 square foot multi-tenant building. Terry and Jay can accomidate up to 15,000 square feet, but have a space as small as 8,700 square feet.


10047 Virginia / 145 Tower
In September of 2004, Terry Grapenthin successfully represented Centerpoint Properties in a direct deal with Ferguson Enterprises for 5 years. Terry marketed the 13,842 square foot property in Chicago Ridge for around six months before he stirred up the credit tenant in Ferguson. In return for Terry's efforts, Centerpoint Properties has awarded him the 63,000 square foot listing assignment located at 145 Tower Drive in Burr Ridge. He will start marketing the property for sale or lease come the first of the year.


Grapenthin Represents Investment Buyer in Purchase
Wheaton, Illinois: Terry M. Grapenthin successfully represented a private investor in the purchase of a 6,000 SF two-story office building in Wheaton, Illinois. Terry located the property, negotiated a 9% Cap rate of return for his investment buyer on a 5 year triple net sale lease-back to College Craft. Terry was able to successfully negotiate some property improvements that the seller will pay for in full before closing. Terry is currently searching for additional Industrial, office, and retail properties for all of his investors that he currently represents on a buyer-rep basis.


Excel Containers Closes on Meridian Land BTS
AURORA, IL: Cawley Chicago Commercial Real Estate represented Duke Realty Corp. in the sale of 11.852 Acres of land for a 140,000 SF Industrial Build-to-suit at Meridian Business Park. The buyer, Excel Container, is relocating and expanding from their current location where they occupy 120,000 SF. Ed Lowenbaum with Trammel Crow was the cooperating broker.


2777 Finley Road
Steve Murphy successfully leased 1,428 SF of office space to Modern Images Studios at 2777 Finley Road in Downers Grove. He secured a 3 year lease with the tenant. Steve continues to represent 3,120 SF of available office space in the 34,140 SF building.


1010 Republic
Steve Murphy successfully leased 6,680 SF of office space to The Countertop Factory. The building is a 25,080 SF located at 1010 Republic Drive in Addison. He secured a 2 year lease with the tenant.


741 Kimberly Drive
Steve Murphy successfully leased 21,700 SF of industrial space to Prince Industries. A one year lease was secured with Prince Industries. The building is located at 741 Kimberly Drive in Carol Stream, IL.


1020 Garfield
Steven Murphy successfully leased 9,490 SF of Industrial space. The tenant, Entropy International, secured a 3 year lease at 1020 Garfield in Lombard, IL. Entropy International distributes special metal plastic design parts and was previous located at 1000 Lee Street in ELk Grove Village, IL. The lease was negotiated with Juanity Soong of Grubb Ellis.


Henning Sells 53,000 SF in Downers Grove!
Jack Henning sold 2300 Wisconsin Avenue in Downers Grove, IL. Avenue Inc., a carpentry contractor represented by Jon Burk from Cawley Chicago, bought the 53,184 SF building. The company is relocating from Orland Park.


Steve Murphy Closes Advanced Communication Deal
Advanced Communications, a computer software company, leased 19,500 Square Feet of the 41,420 Square Foot building at 565 Anderson Drive in Romeoville, IL. Steve Murphy secured a 5 year lease for the tenant who was represented by Trammel Crow's Jason West and Sean Henrick. Advanced Communications also will take 20,000 Square Feet of outside Storage.


1.25 Acres sold in Lynwood, Illinois
Industrial Sale
Terry Grapenthin represented the landlord, Synagro Technologies, in the purchase of 12,000 Square Foot Building on a 1.25 Acre lot in Lynwood, IL. The buyer/user, represented by Ed Waszach of D Properties, was relocating farm area and was looking to purchase.



Farmers Insurance Leases Space in Burr Ridge
Farmers Insurance will occupy 2,875 square feet of Class A office in Burr Ridge. In a relocation from Chicago they chose to moving their offices to 1000 Burr Ridge Parkway. Sheri Lowitzki and Steve Murphy were the listing agents on the property and signed Farmers Insurance to a 5 year lease. Thanks to Dan O'Neil of NAI Hiffman who repped the tenant.


Willowbrook: Industrial Lease
Josh Hearne secured a 5 year deal at 520 Executive Drive in Willowbrook,Illinois. The tenant, Trousseaux Ltd, relocated from Hinsdale, Illinois. The 4,147 square foot space will be occupied immediately.


100% Occupancy in Carol Stream Industrial Building
Steve Murphy closed the deal at 250-270 Tubeway in Carol Stream, IL. The 37,700 Square Foot multi-tenant building is now at full occupancy after Murphy procured a tenant for the final 5,925 SF unit. The space was leased for a 5 year term. Property is owned and managed by Rothbart Construction Realty.


999 McClintock
Cawley Chicago Commercial Real Estate represented building ownership at 999 McClintock in two leases totaling 17,686 square feet. Daniel Cawley, Principal, and Cody Sundberg, Senior Associate, represented building ownership in both transactions. Time on market for both spaces was less than 4 months. Metal Management Midwest, a wholly owned subsidiary of Metal Management, Inc. leased 14,606 square feet for seven years. Metal Management Inc is one of the nation's largest full service scrap metal recyclers and is based out of Chicago. The Illinois AFL-CIO leased 3,080 square feet for five years and expects to gain occupancy early next quarter. The IL AFL-CIO represents one million union members and is the voice of all working families in the state. Additionally, the AFL-CIO is the 10th Union transaction handled by Cawley Chicago and the second in Burr Ridge in the past 60 days. Other Unions who have worked with Cawley in the past include the Mechanical Contractors Association, Plumbers and Pipe Fitters (7 transactions total) and Sheet Metal Workers.
