Geographic and Product Exclusivity

Cawley Chicago’s culture provides an environment without competition on geographic or product types in markets and submarkets. We are committed to no more than 20 brokers working the entire Chicago real estate market. Cawley Chicago does not limit brokers to one side of the transaction, product type or geographic territory. Instead, we allow our brokers to work in markets and submarkets that best serve their clients interests; however, each broker is responsible for knowing owners and tenants in the market and for closed transactions in a specific geographic (by product type) submarket. We believe this provides a positive and efficient working environment and culture, and expands your ability to win and close more transactions.

Leveraged Expertise

We believe a small group of brokers can cover the entire Chicagoland market. Our size is our best asset for the client and the broker. You as a broker need to be the best at what you do know, so we can leverage that expertise with every other team member and our client base. In the Cawley environment, our brokers often contribute to deals or clients that they may not have found by working in a larger, competitive cut-throat environment. We encourage each member to share his or her market knowledge and expertise to earn more income in less time.

Aggressive Commission Splits

Cawley Chicago’s brokers make and retain more per transaction through our compensation schedule than any company in the Chicago market because income is based on consecutive quarters and does NOT reset every January. We do this for two reasons: a January reset forces brokers to push deals in by year’s end to achieve a higher split level which is NOT in the best interests of the client and to provide our brokers with an opportunity to maintain the highest split level (70%) possible. While most companies are penalizing brokers by cutting split percentages, our brokers are maximizing retained income per transaction. We believe that the company’s success is based on your success, so we incentivize you through our compensation schedule.

Marketing Resources/Support

Cawley Chicago’s broker-licensed support staff prides itself on eliminating brokers marketing and (some) follow-up time distractions through heavy involvement and above-market understanding of the process of transactions. In many cases, the staff can be leveraged to show space or return calls to brokers, prospects and clients. Our internal systems are one of the most innovative in the industry. As a company, we are technology-committed so we support your strengths and cover your weaknesses to free your time allowing you to do what you do the best: finding, negotiating and closing deals.

Equity/Ownership/Company Direction & Control Strategies

Cawley Chicago allows all of its members to participate in the decisions, direction and ownership of the company through a stock program, real estate investment purchases made by the company and involvement with company leadership initiatives. There are multiple avenues to invest and each has a written detailed summary.

Training & Integration

Our culture nurtures every member to be their best and have input on the decisions and direction of the company. Each of the existing brokers in the company will spend time with new hires to help them adapt quickly with policies and procedures. Training is provided for those new to the industry through hands-on deal experience. In addition, we designate a specific geographic territory to each new hire so he or she can physically canvass to learn and further leverage the senior brokers’ reach and income potential.
